1. The contract shall be 1 year term with possible extension
2. All type of utilities (gas, electricity, water, garbage) shall be at tenant's own cost.
3. One month deposit and first month payment shall be paid by bank draft or certified cheque when the contract is signed
4. One late payment is allowed, but no more than 3 days. $50 is charged for each day late. Second late payment cause a contract termination with any cost of tenant.
5. NO smoking in the house
6. The house is not used for any other business purposes.
7. The house is used by tenants. Please tell me how many people will stay in the house?
8. Tenants shall replace HRV filter or wash them every 6 months this is also good for you less dust in the house or we can do for you
9. Tenant shall be responsible for lawn mowing, and snow removal
10 . Tenant shall maintain blinds at their own cost
11. The house is inspected by the landlord every 2 months to check for any bid damage and ensure smoke alarms are working until we know who you are we come every 6 months instead.
12. Tenant is charged $100 for each lost or damaged window screen or you replace by yourself will be cheaper this way
13. No pets are allowed
14. Need your current employer and current income prove pay stuffs.
15. Need copy of your picture ID after you renting the house.
16. $100 each charges for lost or broke remote control for garages door or you buy to replace yourself will be cheaper this way
17. The owner will send vacuum truck every year to clean septic tank with owner cost, and any other problem with septic tank will be your own charges to fix it.
18. Responsible for maintaince at your own cost for the play ground swings for your own safety as is no replace.
19. Infloor heating system or boiler will be your cost to fix it if your false cause problem like open the gargage doors, or house doors or turn off the temperature to low in the house etc… Any normal wear and tear the owner will pay for fix it or replace no problem.
20. Compressor for car wash as is no replace or fix when not working etc..
21. Projector and DVD/ AMPs for Theather room no fix or replace when is broke.
