Stagecoach GMAC Real Estate offers professional property management services to Cochrane, Airdrie and NW Calgary. (Other areas are covered depending circumstances) We are a small personal real estate office which prides it self on personal quality service.

What We Provide:
Rent
Collection of rents will be encouraged by post-dated cheques. We will follow up delinquent payments. Problems with rent collection will be followed up aggressively and have a zero tolerance. We aim for optimum market rent and minimum vacancy.
Expenses
With your written authorization we will make payments of property operating expenses such as utilities; taxes, insurance, repairs, maintenance and mortgages on time.
Rent Increase Reviews
We will review every year rents in order to optimize the income from the property. Consideration will be taken into account of tenant stability and current markets.
Client/ Tenant communication
We will provide a 24-hour contact number to both clients and tenants to assist with any emergency that may occur.
Renting of vacant premises
Forward planning will make us aware of any potential vacancy. Advertising will be handled quickly and efficiently to gain maximum exposure. All potential tenants will be personally interviewed and screened.
Monthly operating statements
On or about the 10 working day of the month, an operating statement for the previous months will be either mailed or emailed to you outlining, income, expenses and net proceeds. Your proceeds cheques can be deposited directly into your back account. You will receive all copies of all bills.
Property Insurance
We require that Stagecoach GMAC Real Estate be covered on your insurance with respect to liability only.
Non-Residents
Non Residents of Canada need to file specific forms and tax returns to Revenue Canada. For a nominal fee we will assist with this process.
Property Inspections
Formal property inspections will be completed upon move and move out of each tenant. There will also be an intial 3 month inspection and then either a fall or spring inspection. This will ensure the property is properly maintained by each tenant plus will allow for preventive maintenance rather than expensive emergency repair.

We will maintain confidentiality with both our client and tenants.
