Under 1 km to Mount Royal and 14 minutes by bus to downtown. Newly renovated 2-bedroom basement with 3x4 foot windows-far larger and brighter than most basements.
Monthly rental cost is either:
- $945 plus half of utilities (Enmax, internet, NetFlix) or
- $1,100, all included (heat, water, electric, internet, NetFlix). This option will be cheaper for you.

You must be responsible, reasonably quiet and clean up after yourself.

Fully furnished (I can remove what you do not need). The basement has two bedrooms, a living room, food prep area and dining table (as pictured). It also has wired and wireless HS internet, NetFlix and a few HD TV channels (additional channels negotiable). There is a shared laundry room in the basement.
The bedrooms are fully furnished; I can remove any furniture/beds you do not need. The bedrooms both have a bookcase, 6-drawer dresser, computer desk with keyboard tray and chair, and a bedside stand with drawers. Also a keyed bedroom door lock.
Bedroom1 is 127 sq ft. In addition to the items listed above, it has a double bed available. Very large 4.5x3 foot bedroom window.
Bedroom2 is 200 sq ft; 8' 8” x 25'. In addition to the items listed above, it has a twin bed available. Large 3x4 foot bedroom window. It has a recliner and an armoir for hanging clothes.
The food prep area is well equipped, with a full-size fridge, easy to clean ceramic cooktops (not pictured), various small appliances, and a small automatic Dishwasher and oven.
The living room has a sofa, Blu-ray player and 5.1 speakers. The TV can be pivoted, to be seen from the table or the sofa.
The bathroom is large, with 3-way mirror, marble counter-top, storage shelves and shower.
There are large 3x4 foot windows and generous lighting throughout the suite; it is bright and feels like the ground floor. Come see it and I am sure you will want to rent it. All windows are much bigger than the size required by law for fire escape.
Shared storage: a full-height unit and also the pantry.
The backyard BBQ is also available for your use.

Location - SouthWest community of Glamorgan.
- Mount Royal University (MRU) - Under 1 km. Walkable, and MRU is also one minute from the 13 route bus stop.
- Downtown - 7 km . Direct bus via 66 and 13 bus routes; 14 minutes.
- University of Calgary (U of C) - 9 km. Direct bus via 72/73 route; 31 minutes.
- Grocery store - 1.5 km. Direct bus via 72/73 route; 3 minutes.
- LRT station and Westbrook shopping centre - 4 km. Direct bus via 72/73 route; 9 or 12 minutes.
- Signal Hills/West Hills shopping centre - 3 km. Direct bus via 13 route; 14 minutes.
- Ambrose - 7 km. There is no direct bus; you will need one transfer; 42 minutes for total trip.
The 13 route bus stops 1 block from house. The 72, 73 and 66 route buses stop 2 blocks from house.
