This NEW custom layout will give you the best of both floors starting with the 400 sq.ft above ground living room with 10 foot ceilings. This giant space will welcome you home after a long day and let you stretch out your big furniture ideas. Lined with large South and West facing windows you can set the big screen TV above the unique fireplace which glistens with natural silver slate stack stone.

Heading downstairs you will enjoy the open concept IKEA kitchen and Dining room to the left and two bedrooms and one bathroom flow over to the right. The kitchen boasts a surplus of granite counter top plus there is plenty of usable space on the two-seater island bar. Most of the lower cabinets are of the drawer type, which makes accessing anything stored in them extremely convenient. Open on one end of the kitchen is the dining room with room for 4-6 dinner guests.

To the left of the kitchen is the door to what I would presume to be your master bedroom with the largest square footage (A King size bed will fit). The closet is typical but paired with a long large dresser it should work out fine. The other two bedrooms are mirror images of each other and are laid out to accommodate a complete queen bedroom set. The two bedrooms are finished with 5 foot wide, full single mirror on double sliding doors with an even wider interior. More than enough space for one. (unless that one is a teenage girl, than no place will ever be big enough). As planned, so no bedrooms share a wall, an open concept office space is allocated between them and is just off the hallway. Opposite that is the 4 pc. bathroom with ceramic shower enclosure and stunning glass vanity. Bathroom storage is made with floor to ceiling shelving behind the door.

At the end of the hallway is a generous sized private laundry room with solid bamboo counter and shelf. Detergent cupboard is mounted above the new HE side-by-side machines and there is still room for a full size stand-up freezer beside them.

Other wonderful things about the unit, in no particular order, is the fact that every single light in the home is an LED pot light giving high quality light and a fraction of the cost. About 42 pot lights in total and all are on dimmers so you can adjust for the occasion. The entire suite is ceramic except for the bedrooms and living room which is finished with AC4 rated laminate (pretty tough stuff). The furnace was upgraded to a Lennox High Efficiency 4 years ago and a second hot water tank ensures that there is plenty of hot water to share with the upstairs tenant. The electrical panels are separated between upstairs and downstairs, so you have your own panel. The parking is off street on a massive pad which is fenced and allows two cars/trucks to park on it (current picture shows a fence section that is in the process of being opened up to allow the two vehicles. The entrances and the parking for both upstairs and downstairs units are located on opposite ends of the property to the upstairs to increase the privacy. Plus, TONNES of street parking (unlike Calgary's new crowded subdivisions). You do not have any grass as I choose a massive patio instead, so that means no grass to cut or city sidewalks to maintain. As you know Calgary gets its fair share of snow and you have a generous driveway to deal with. (but if interested I currently have a quote with a company that can manage snow removal for the entire property - Add 70$ to your monthly cost which is averaged over the year.). Every effort was made to reduce the sound transfer between the two units including Safe n Sound insulation across entire ceiling and sound bar channel behind the standard 5/8 fire-rated drywall. The great room, as well, is doubled up on drywall and sound reducing insulation installed. The whole house had cellulose blown into the attic to keep warm in winter and cool in the summer.

Did I mention this house is steps away from Fish Creek Park and you are a 10 min walk to the River. So quiet in the neighbourhood that you will see the deer venture on over sometimes. You neighbours upstairs are absolutley wonderful, and as such, I will be looking for the right fit for this property.
