Situated in the Beltline, this quiet concrete-built condo building (no wood creaking and well isolated from neighbours above and beside) is a great starter unit for anyone looking to begin their new chapter in life at the heart of downtown Calgary. This has been my home for a decade; it has been good to me and looking forward for others to start their journey.

The building is near a bus stop for convenience and two train stations (the latter you'll have to walk further but it's at the start of the free fare zone for downtown Calgary), plus walking distance to A-Mart Korean grocery, Midtown Co-op and Community Health groceries. The building also has a covered underground parkade (not heated) and I can get you a parking stall for an extra fee on top of the rent. The building itself is secure with updated key fob to enter both the garage and the building itself.

It's walking distance to 17th Ave so you can enjoy the nightlife but there's enough buffer so you're not affected by noise if you feel like staying in. Parks and greenery are also walkable from the building, and there’s a communal garden in the building if you want a bigger space to decompress. If you're an avid cyclist like me, the bike path system in Calgary a well maintained system and the building has access to it right across the street!

The south-facing unit is a planter's dream receiving lots of sun in the living room, while you enjoy newly installed laminate floors. You can also enjoy the sun on the balcony, drinking your morning coffee or hosting barbecues in the summer (propane grills are allowed).

This one-bedroom, one-bath is one of the rare units in the building that has in-suite washer (no dryer), and has a clothesline in the laundry room so you can hang-dry your clothes in peace (dryers ruin your clothes anyway!). Alternatively, the building has communal washers and dryers available for tenants (payment required).
