A great condo for either a grad student or the young professional looking to live close to work or school. It's a quick 15 minute walk to Mount Royal University and only a single bus away from downtown. The neighborhood is also great for quick access to the highways if taking off for the mountains on the weekend is something you're interested in.


The unit for rent is located away from the central part of the building so is very quiet and is also an end unit so you only share a wall with one neighbor on the floor. It is more than enough for one person and is easily shared by a couple. There is a gas hookup for a BBQ on the balcony. The building is pet friendly but the following restrictions are mandated by the Condo Board: Only 1 cat or 1 dog, must be less than 23 kg, for a dog there is a non-refundable $500 fee. Utilities except for TV/Internet/Phone are included in rental fee and either Shaw or Telus service can be used.


A single underground parking space is included and use of a storage locker in a secured room in the parking garage.

My current tenant will be gone after May 9. Availability is flexible depending on urgency but likely starting June or later is preferred.
