The living room is furnished as shown, but the bedrooms are empty for whatever furniture you have.

The house has wood floors, a gas fireplace and a large backyard with a pond and fire pit. It's close to the University of Calgary, the Children's Hospital, the Foothills Hospital, Market Mall, several bus routes, and the Bow River.

There is one first-come-first-serve parking space in the driveway and plenty of street parking. Utilities are divided equally between all occupants of the house.

There is a cat in the house but it lives in the separate basement. The shared laundry is also in the basement.

COVID-19 precautions are non-negotiable, a video walk through is available, and an application will be required before in-person viewings (although references will not be called until after in-person viewings, when applicable).
