Huge basement suite walking distance to NAIT and MacEwan university. Also walking distance to Kingsway mall, Superstore, and the Royal Alex and Glenrose hospitals. The neighborhood is quiet and well established and offers nearby restaurants, a farmers market, and other attractions.
The eat-in style kitchen has tons of cupboard space and room to set your table without having to eat your meals in the living room. Bedroom is average size, but does have windows and a closet. Living room is huge.
Utility costs are extra (not included in rent) but are shared with main floor tenants.
Landlord is friendly and easy going. Looking for mature non-partying type tenants. House is strictly NON-SMOKING! I will consider small and QUIET pets, and if accepted there is a non-refundable $250 pet fee per animal per year.
Tenants will be expected to shovel some snow in the winter.

Note also that my usual rental method is to start with a short two or three month lease and if everything is working well for both of us then we can sign a longer term lease. This approach is fair and gives both parties the opportunity to politely walk away after a short trial period if either party wishes.
