{"id":1092,"date":"2019-06-14T14:03:23","date_gmt":"2019-06-14T20:03:23","guid":{"rendered":"https:\/\/www.rentfaster.ca\/blog\/?p=1092"},"modified":"2019-09-18T15:45:02","modified_gmt":"2019-09-18T21:45:02","slug":"renters-condo-boards","status":"publish","type":"post","link":"https:\/\/www.rentfaster.ca\/blog\/renters-condo-boards\/","title":{"rendered":"Renters &#038; Condo Boards"},"content":{"rendered":"\n<p>A condominium (condo) is &#8220;a building or complex of\nbuildings containing a number of individually owned apartments or houses&#8221;.\nOwners of each unit, pay a monthly amount to the condominium board (board) who\nthen are responsible for maintenance and upholding the bylaws of the complex.\nAs a condo complex is more than one persons home, both the owner of the condo\nand any person who wishes to rent the owner&#8217;s condo, have responsibilities to\nnot only the neighbouring condos but to the condominium board.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Landlords Responsibilities<\/h2>\n\n\n\n<p>Owner(s) of the condominium, should be very familiar with the Alberta <a href=\"http:\/\/www.qp.alberta.ca\/documents\/Acts\/R17P1.pdf\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Residential Tenancies Act<\/a> , <a href=\"http:\/\/www.landlordandtenant.org\/\">Laws for Landlords and Tenants in Alberta<\/a>, and <a href=\"http:\/\/www.qp.alberta.ca\/documents\/Acts\/c22.pdf\">Condominium Property Act<\/a>. To protect yourself, you the landlord \/condo owner, must understand the implications of renting your unit. Talk to your condo board before renting. A landlord has rights and regulations <em>inside<\/em> the condo, but the board has responsibilities <em>outside<\/em> the condo. A few things the condo board will require (but not limited to):<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Condo owner\/landlord is not to rent the unit\nuntil given written notice of intent to rent to the board <\/li><li>Address at with the owner of the condo may be\nserved notice (see #54, 55, 56 of the Condominium Property Act<\/li><li>No renter will &#8220;cause damage to the real or\npersonal property of the corporation or go against the condo bylaws<\/li><li>The board may require a deposit fee which may or\nmay not be refundable<\/li><li>The renters name must be provided to the board\nin writing 20 days before moving in and 20 days after no longer renting<\/li><\/ul>\n\n\n\n<p>Make sure you fully understand the laws and regulations before renting. A great starting point is &#8220;<a href=\"http:\/\/www.cplea.ca\/wp-content\/uploads\/RentingOutYourCondo.pdf\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Renting Out Your Condo in Alberta<\/a>&#8221; available from the Condo Law for Albertans website. <\/p>\n\n\n\n<p>Alberta law guarantees Condominium Boards can not stop an\nowner from renting their unit. Best practise is to keep the condo board your\nfriend by adhering to the bylaws and educating yourself of the regulations\/rules\nin Alberta. Making sure you, the owner, have a responsible renter and visit the\nproperty <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Tenant\/Renter Responsibilities<\/h2>\n\n\n\n<p>Renting a <a href=\"https:\/\/www.landlordandtenant.org\/wp-content\/uploads\/2015\/02\/RentingaCondominiumFeb2013.pdf\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">condominium<\/a> means not only are you following the normal rental guidelines, but you must also follow the bylaws of the condominium board. As in the case of the condo owner, the renter should also be familiar with the bylaws and the requirements from the renter. <\/p>\n\n\n\n<p>A good condo renter will keep in mind these properties are\nowned units. Condo owners share responsibility when it comes to the cost of maintenance,\ntherefore often have more pride of ownership as they wish to keep the value in\ntheir property. You, the renter, are also responsible for biding by the rules\nof the condo board and being a respectful tenant. A few items which are not\nneighbourly:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Leaving rubbish in public access area<\/li><li>Not parking your vehicle or your visitor vehicle in designated spaces<\/li><li>If the building in NOT pet friendly, don&#8217;t have ANY pet<\/li><li>If pets are allowed, clean up after them.<\/li><li>Be aware of noise guidelines<\/li><li><a href=\"https:\/\/www.alberta.ca\/cannabis-condos-rentals.aspx\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Cannabis<\/a> may be restricted<\/li><\/ul>\n\n\n\n<p>These are but a few helpful tips to remember and to be\nfamiliarize with the bylaws for each.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.rentfaster.ca\/links\/\">Rentfaster.ca<\/a>\nlists other resources\/helpful links worth checking out.
