3 bedroom main & 2nd floor in awesome Westmount - close to everything

Main floor and second floor of a character home in the very desirable Westmount neighborhood. Close to everything: downtown, 2 shopping centers, doctor offices, 2 hospitals, schools, MacEwan university, NAIT, 124 st area, Thursday farmer's market, and many of Edmonton's best restaurants. There is a separately rented basement suite, but the basement renter has a separate entrance at the front of the house. But just be aware that you are not renting the entire house: everything except the basement.

Layout has two bedrooms and a bathroom on second floor. Main floor has one bedroom, one bathroom, kitchen, dining room, living room. There is a large deck out back, and a patio in the front. A huge storage shed is also included. You can park your car at the back of the property, or outside on the street.

The house has had major renovations recently including replacing the furnace, hot water tank, newer washer and dryer, electrical upgrade, plumbing upgrade, new shingle roof, upgraded windows. All this means you won't have 'old house' problems.

Utility costs are extra (not included in rent), but will be shared with the separate basement renters. Landlord is friendly and easy going. Looking for mature non-partying type tenants. I will consider small and quiet pets, and if accepted there is a non-refundable $250 pet fee (per animal, per year). This is a non-smoking house.

This suite can be provided empty, or fully furnished at an additional $354 per month cost to include beds, kitchen table, coffee table, sofa, chairs, plates, cutlery, pots and pans, towels, garbage cans, small appliances like toaster, coffee maker, etc.

Landlord is friendly and easy going. Looking for mature non-partying type tenants.
