*. Rental Process Steps:
Step 1 – A brief phone call between the Prospective tenant and the Landlord
The Prospective tenant sends name/phone/email/questions to the Landlord via RentFaster messaging or [email protected] . The landlord will follow up with a brief phone call.
Step 2 – All adult occupants to submit Application Form
Please download and complete the “Residential Rental Application Form” located at the bottom right of the “Online Application” section on RentFaster.ca. Please email the filled form to [email protected] for initial screening at your earliest convenient time. If the Prospective tenant has any concerns or wishes to switch the order of Step 2 and Step 3, please DO feel free to let the Landlord know.
Step 3 – Schedule a Viewing
Once your application is reviewed, we’ll arrange a time for you to view the property. The Prospective tenant provides few viewing time options at least 24 hours’ notice before any property viewing, to allow coordination with the current tenant's availability. Viewings will be scheduled at a mutually convenient time. Please bring a government-issued photo ID with you to the viewing.
Step 4 – Credit Score check
Before initiating a credit check, ensure the Landlord has the prospective tenant's written consent on “Residential Rental Application Form”. RentFaster.ca has partnered with Borrowell to offer a FREE Credit Score check. Signing up only takes 3 minutes, and you don't need to provide a credit card or SIN.
Step 5 – Sign Lease Agreement
If approved, you’ll be asked to sign the lease agreement ( and Pet Addendum if applicable ). It's our standard lease. In case you want to adjust some clauses, please DO feel free to let the Landlord know.
Step 6 – Pay Security Deposit
To secure the rental, submit the required security deposit as outlined in the lease.
Step 7 – Move-in Inspection
Complete and sign a “Move-In Inspection Report”. Document condition of the property with photos. Both parties ( the Tenant and the Landlord ) keep a copy.
Step 8 – Lease End / Move-Out
At lease end or termination, assess damages (if any), complete and sign a “Move-Out Inspection Report”. Both parties ( the Tenant and the Landlord ) keep a copy. Return the security deposit within 10 days, with an itemized deduction list if applicable.
