Quiet, respectful tenants only. This is a family neighborhood - absolutely no smoking! Great place for young couple, small family, working professionals. Near schools, parks, ice-rink, tennis courts, coffee shops and microbreweries.
I love pets - they are negotiable based on behaviour and noise. If your dog barks at every snowflake, this is not your place! The fenced in backyard is the perfect chill spot for your furball! This is a basement suite, with very, very quiet neighbours upstairs. No parties, no barking dogs!
One permanent street parking spot ($75/year) plus one visitor parking pass ($45/year) is available for purchase through Calgary's Residential Permit Parking program once your vehicle is registered to the house. This suite works well if you have one vehicle. If you have two, it's not impossible - you just have to register the 2nd vehicle every 2 weeks under the visitor permit. C-train is about a 10-minute walk, bus stop is 1-minute away. Walk to downtown is about 20-minutes. Inglewood is also a 20-minute walk. Great access to bike-paths.
The house has new windows and new carpet in the bedrooms in 2020. It’s a really great, bright, quiet and open space. A great alternative to apartment living.
Snow removal and lawn care is tenants responsibility and shared with upstairs tenants.
