Enjoy a fully renovated two-bedroom, spacious, walkout suite in Hawkwood, located in a quiet cul-de-sac. This suite has been recently fully wired for high-speed wired internet available in bedrooms and lounge room. The internet is separate from the upstairs unit (internet expenses are not included). The house has a new high efficiency furnace with ducted heat and the basement has its own gas fireplace for additional comfort. The entire house has new ducted air-conditioning. This is a no-smoking/vaping property and no pet suite. There is parking access either in the front on the street or through the back gate (off the back lane).

Transportation, Schools, and Local amenities: The back lane leads (5-minute walk) to a bus stop with direct transportation to Crowfoot train station. Hawkwood has extensive access to shops, transportation links, cinemas, elementary (Hawkwood Elementary School, St. Maria Goretti School) and high schools (Robert Thirsk High School), Nose Hill Public High School, Crowfoot YMCA fitness centre, and so much more.

Lounge: The lounge is large providing a light and airy atmosphere. It features new wood-look non-slip tiles in a fashionable light-grey tone, a new gas fire (operated with a remote control), and 3 large windows that allows extensive natural light and a view of the concrete patio and backyard. Lounge, dining and kitchen are open plan.

Kitchen and Dining: The kitchen and dining are new and feature an electric range and range hood which casts excellent light, fridge/freezer, microwave, dishwasher, full size sink, quartz benchtops, and over benchtop lighting. There is ample drawer and storage for the kitchen.

Yard care will be shared with upstairs tenant (upstairs tenant will take care of lawn and garden at the front and basement tenant will take care of lawn and garden at the rear – lawn mower is provided by the landlord).
