1. The contract shall be 1 year term with possible extension brbr

2. All type of utilities (gas, electricity, water, garbage) shall be at tenant's own cost. Prove bill paid everry couple months. brbr

3. One month deposit and first month payment shall be paid by bank draft or certified cheque when the contract is signedbrbr
br
4. One late payment is allowed, but no more than 3 days. $50 is charged for each day late. Second late payment cause a contract termination with any cost of tenant.brbr
5. NO smoking in the house brbr
6. The house is not used for any other business purposes. brbr

7. The house is used by tenants. Please tell me how many people will stay in the house? brbr

8. Tenants shall replace HRV filter or wash them every 6 months this is also good for you less dust in the house or we can do for youbrbr

9. Tenant shall be responsible for lawn mowing, and snow removal brbr

11. The house is inspected by the landlord every 2 months to check for any bid damage and ensure smoke alarms are working until we know who you are we come every 6 months instead. br

12. Tenant is charged $100 for each lost or damaged window screen or you replace by yourself will be cheaper this waybrbr

14. Need your current employer and current income prove pay stuffs. brbr

17. The owner will send vacuum truck every year to clean septic tank with owner cost, and any other problem with septic tank will be your own charges to fix it. br

Any reason with major fix of the house if the house not permit for you to stay within the house then you need go hotel ect... owner will discount you back with rent amount pro rate day by day which mean $117 per day credit back to you, and you will pay for your hotel or other place you choose to stay while the house fixing. Moreover, if the utilities or other reason are down because of something beyond your control, such as weather, storm etc., that you are not responsible for costs you can not live in the home.br

22. Compressor for car wash as is no replace or fix when not working etc..br

23. Projector and DVD/ AMPs for Theather room no fix or replace when is broke. br

24. This house is well water so very hard water. We have water softener system you must maintain to add salt when is low with your expenses to ensure not hard water going to the boiler system or other if not system will do down plug so your expenses to fix this problem due to your lack duty of care.br
