***My current tenant is not willing to have people walk through the suite currently due to COVID, so we will be booking walkthroughs the weekend of October 23rd.***

Extremely clean FULLY LEGAL basement suite for rent - Available for rent starting November 1st. Would prefer a single working individual for the suite. 6 month lease minimum with the option to extend. The current tenant has been in the suite for 4 years.

Suite has a separate entrance, with new cabinets, newer stove/oven and Fridge. Large walk in closet, full-size bathroom with storage. Bedroom is separated by French Doors, Large window in bedroom. There is some storage in the common area for jackets and shoes, as well as some additional storage in the utility room.

NOTE: Since these pictures were taken the window has been enlarged when I did the legalization, it is much larger than required, and brings in a ton of natural light to the suite. In the one furnished picture, you can see how large this is. There are two smoke alarms that have been added inside the suite. I also added temperature sensors to the basement to ensure that it stays at a good temperature (This is not a cold basement, it will stay at 21 deg all year long) I will update the pictures once I get them!

Utilities are included and street parking are included washer and dryer are shared. Internet is 600Mbps, and you have your own network.

Washer and Dryer are only a few years old, and are front load stainless stacking units, this is shared between upstairs and downstairs.
