This home is ideal for a couple or one person. There are cycling/running paths, a firepit and an outdoor skating rink in the parks across the street. Within a 10 minutes walk, you can be at Eau Claire, Prince's Island festivals, the C-Train, groceries, Vendome, or anything else fun or functional in Kensington. This sunny, walkout suite was built in 2012 with massive, opening windows to enjoy garden views. Make sure Google street view is an image after 2012.

This suite includes: 1 bedroom, 1 bathroom, an open concept kitchen-living room, granite breakfast bar, a private balcony, a private entrance, one off-street parking spot, and shared yard. You'll have your own washer/dryer in your suite. The kitchen has granite counters, dishwasher, new microwave (2020), fridge, new stove/oven (2024), and lots of cupboards. The suite has wood laminate in the main room, tile in the bathroom and carpet in the bedroom. Fortunately, street parking is available on weekends and evenings (5PM until 9AM) for free for your visitors. There's space for your own garden, but no yard work required if it's not your interest. No need to shovel snow since the upstairs shovels the public sidewalk. Your suite is on a very quiet street, but close to excitement. This suite gives you your own furnace control and noise/fire barriers from the upstairs neighbours. Furnace, vents, smoke detector, carbon-monoxide detector were professionally cleaned and checked in 2024.

This is a non-smoking/non-vaping suite and yard. Growing or storing marijuana indoors or out is not permitted.
