I have two bedrooms available for rent effective May 1st, 2023. It is a 4-bedroom duplex (1500 sqft above grade, 2300 sqft including basement) located within the desirable community of Renfrew, close to Bridgeland. The property backs onto a large field and park, which has an ice rink in the winter, with easy access to 16th avenue and Deerfoot Trail.

This location is perfect for individuals who are working in Downtown Calgary, as we are within a 30-minute walking range, or a quick 10-minute bus trip. The duplex is brand-new, will be finished, and ready to move in by the beginning of October!!

The duplex is located within Renfrew, just in eyesight of downtown, you can see the city skyline from the second floor! Renfrew is a growing area, located just north of Bridgeland and scattered with parks, schools, and sport arenas. Like a miniature version of Kensington, Renfrew is surrounded by trendy restaurants and shops and is close to every amenity.

The bedrooms will be unfurnished. Two bedrooms are located on the second floor, with the third located in the basement. Each bedroom has ample closet space and room for bedside tables and a small desk (see below for sqft of each bedroom).

The common areas (living room, dining room, kitchen, laundry, and bathrooms) will be shared by 3 other roommates. The kitchen is fully equipped with a fridge, oven, stove, microwave, dishwasher, pantry, and all crockery. The laundry is in-suite. The common areas are fully furnished so all you will need to bring is furniture for your bedroom.

About Me:

My name is Graeme, and I am very excited to be moving into my first house that I own. I am 23 years old and currently work as an engineer in training at an oil and gas company called Cache Island. I went to school at Dalhousie in Halifax for mechanical engineering and have lived with numerous roommates throughout my university career. I play beer league hockey and golf in the summer. I’m a big beer guy and fantasy sports player.

Rent Structure:

The rent will be $900 per month + 10% of monthly utilities and 25% of the monthly internet.

Regarding the lease term, I’d prefer the tenant sign a six month lease but I am open to negotiate. I will require at least a month’s notice when a tenant decides they will not be resigning.

Cleaning:

In regard to household expectations and duties, I am looking for someone who will share the responsibility of keeping common places tidy and liveable. The ideal roommate will ensure they clean up after themselves and help out around the house with garbage, sweeping floors, washing dishes, and other common chores.

Pets:

For now, pets are not allowed, but can be negotiated at a later date. This is mainly due to the house being brand new and I’d prefer to avoid any risks of damage.

Guests:

I am fine with having guests over, but we will try to limit the number of parties besides special events. I do enjoy the occasional house party, but I do not want to risk any significant damage to the house. Additionally, since this is a duplex, excess noise could be an issue for our neighbours.
