This fully furnished laneway is located 4 doors from the Foothills Hospital, a 4 min drive to the University of Calgary/McMahon Stadium. It is completely separate from the main house. It has its own address of 2932G - 13th Ave NW but rentfaster won't let me include the G.

PARKING: There are 2 dedicated parking spots directly beside the laneway and a dedicated brand-new fence/gate to access the laneway. Access to a paid visitor/street parking pass as well. (45/year for the visitor pass).

HOME: This home is FULLY FURNISHED and FULLY STOCKED and boasts newer, modern furniture and mattresses. All are in excellent condition. You would bring clothes/sheets/towels, pillows (or I can provide same for an extra fee).

2 bedrooms (each one fits a Queen size bed as shown in the photos). The 2nd bedroom is currently empty as it was used as an office/storage/yoga room. I can furnish it as a bedroom OR an office depending on your need. My mattresses are high end and exceptionally cared for. If you prefer your own mattress, I am happy to remove mine. Both bedrooms have full size closets and large windows. All windows have blinds. There is a fully stocked kitchen with everything you would have at home (blender, crock pot, dishes, cutlery, everything). Full size laundry machines, 3-piece bathroom, living room & large TV, new appliances from 2022 include a gas stove, fridge with front water access, floor to ceiling pantry storage and eating area.

An air conditioner is provided which cools the entire unit (and all windows including the front door have screens should you just want fresh air).

Your own private 100 sq. ft. balcony is surrounded by trees and open sky. There are 16 steps that lead up to the Laneway Home (see pics).

Keyless entry. Large yard separates the main house so very private to come and go.

STORAGE: Is available in waterproof shed (for bikes etc..)

UTILITIES: Utilities, heat/water/electricity are 30% of the bills that come in. Internet is included in the rent price shown. Cable is not included and would be your responsibility for the entirety of, should you choose to add it.
