Owner looking for a roommate in a bright, spacious 2 bed suite in a well maintained condo, utilities included. No Kids, Couples, Minors, or Pets

Great Location by Market Mall, U of C, Children's & Foothills hospitals

Would be a great fit for hospital worker or older student.

About the suite:

-about 1075 sqft

-Bedroom is 13'-6" x 9'-8" plus a 6' closet and bay window- fits bed, desks and some dressers

-Large bay window will be nice area should you have a desk/study area

-Vaulted ceilings in kitchen, dining, bathroom, and living room help make the place feel big and open

-Large transom windows in vaults help bring lots of light into all corners of the suite (3 in dining, 2 in kitchen, 1 in bath). It is much brighter than any other condo style suite you will find

-balcony

-Storage walk-in closet plus small storage locker by parkade

-laundry is a couple doors down the hall, and is free

-elevator

-no minors or pets allowed in building permanently

-in a quiet complex and protected from any street noise

-Close to U of C, Children's & Foothills hospitals

-Building is very short walk to market mall, safeway, bus stops, bike paths, greenspace

-Suite faces away, and is shielded from, 49th St so there is minimal traffic noise

-Partially Furnished - place is furnished but bedroom isn't. Have most necessities, but there is room if still plenty of room if you have a couch, dishes, appliances or some things for outside the bedroom, things to go in storage

-Underground parking is negotiable for an extra fee. Lots of street parking available otherwise

-Utilities/internet are included but cable tv not included. It is available but would need to be hooked up and you would be responsible for entire bill/contract

About me:

-Early 30s male, typical monday-friday day job hours + side gig, fairly quiet, no regular visitors

-busy, most time spent working, gym or other sports (snowboarding, mountain biking, backpacking)... ie time spent at home is cooking or working, not lounging around

-Someone with a similar lifestyle is preferred. Male preferred. no pets no smoking

About contract terms:

- Available mid November - partial month would be prorated

- Damage Deposit is one month's rent

- Length is negotiable, but prefer someone with long term potential. Short term (1-3 months) need not apply.

- I am the owner, so should it be a good fit you then you won't have to move out after 6 or 12 months as is typical.

- Rate hike limitations will be provided on original contract so you can remain comfortable extending the lease
