Lease Assignment: 2BR/2BA at The Oliver — Keep the $2,560 Promo Rate
Lease assignment at The Oliver - one of the newest and most amenity-loaded buildings in the Beltline. We signed a 2-year lease because we genuinely love it here; we're only leaving because a family member's place a few blocks away opened up and we're taking it over. Our loss is your gain.
The unit
- "Modernist" layout, ~860 sq ft, 2 bed / 2 bath, 9th floor
- Southwest-facing - sunny afternoons and evenings, great people-watching along 10th Ave
- In-suite air conditioning (actual A/C, not the "cooling" systems some places use) and in-suite laundry
- $2,560/month - this is a promo rate off the building's standard $2,810, and you keep the $2,560 rate
- Heat and water included; electricity and internet are extra (the two together run us about $150/month, and I'm happy to share provider recommendations)
- Available August/September — start date is flexible
Important: this is a lease assignment, not a new lease
You're taking over our existing lease, which runs to March 31, 2028. Yes, that's longer than a standard 12-month term - but that's the benefit. No new lease negotiation, no incentive mark-up bumping you to a higher rate after 6 or 12 months, and you've effectively got this unit locked in for your first two years (or longer, if you renew). The terms are simply what we signed.
The numbers, all in one place
- Rent: $2,560/month (heat + water included)
- Security deposit: $1,405, paid by e-transfer directly to us. The building holds the original deposit against the suite and returns it to us after the final move-out inspection - so your deposit is simply being transferred over, not paid twice.
- Parking: not included, but available as an add-on through management at $200–$315/month depending on the option. Honestly, if you live, work, or study downtown, you may not need a car at all. We lived downtown for years and never needed a vehicle.
- Pets: building is incredibly pet-friendly. Pet fee is $40/month.
- Qualifying: the building generally looks for proof of some amount of income. For what it's worth, plenty of us in school qualified using a line of credit, sometimes with a co-signor - happy to talk through how that worked.
The building:
- 24/7 front desk concierge and security, ButterflyMX virtual key system (app entry, guest passes, delivery codes, video doorbell - a genuine quality-of-life upgrade)
- Maintenance and cleaners on site daily; our few small issues (drain, a burner, a bulb) were fixed within 12-16 hours, often almost immediately
- 2,500 sq ft gym, golf simulator, rooftop terrace with BBQs and firepits, lounge and games room, bookable party rooms
- Dog run and dog wash, bike storage, parcel lockers, storage available
- Free e-bikes for tenants
- Five restaurants on site, with tenant discounts - and a large thermal spa reportedly coming, rumoured to include tenant discounts too
- Heated underground parking, water and natural gas included
Location
Steps from everything in the Beltline. CTrain ~5 min walk, four grocery stores within a 15-minute walk, and more cafés, bars, and gyms than you'll get through. Happy to share recommendations any time.
Furniture - negotiable
We've already moved some things out, but we'd genuinely rather see good pieces go to a good home than haul them away. We're happy to leave (include or sell, let's chat) things such as:
- Bed
- Dining table
- TV + TV stand
- Bookshelf
- Storage / baker's shelf
- Couch (converts into a bed)
- Stools
- Kitchen utensils
We'll be taking the small appliances, desk setup, and desk chair with us. If you don't want any of the furniture, no problem - we'll remove it.
