Room rental comes with a queen bed with high-end mattress, dresser, and closet space. You will share the main bathroom on the upper level. There are two half baths that are available for use as well. Owner has their own bathroom.

The house has two lounge areas (one upper level/one main floor with a fireplace), a fully-equipped kitchen, laundry area, home gym on the lower level, desk workspaces, a large deck with barbecue, table/chairs, a fire pit in yard, and two raised garden beds.

Within walking distance to Tuscany C-train station or nearby bus stops (routes 74/174). About 15-20 mins to get to the University of Calgary, SAIT, and downtown. Easy access to the Stoney Trail ring road, highway heading to the mountains, and local hiking trails. There's a grocery store, gas station, neighborhood pub, medical clinic, pharmacy, etc, right in the community. Also within close driving distance is just about anything else you could possibly want/need including restaurants, supermarkets, cafes, banks, shopping malls, recreation facilities, healthcare services, hospitals, schools, movie theatres, autoshops, hair salons, Costco... and more!
