We are seeking renters starting July 1st. A long term, 11-month lease is preferred, ending June 1, 2027; with it being likely there will be a renewal available, then.

Beautiful rebuilt character house in Sunnyside. 100% walking score for proximity to Safeway, LRT, Bow River, cafè and shopping including Sidewalk Citizen's baking around the corner, Acme Pizza now located less than a block away. The location is quiet. Sunnyside is close enough to downtown you can walk to work. It's a renowned, positive-minded community with pedestrian liveliness.

The house has 3 bedrooms. Two up and a sizeable one in the nicely refinished basement. A good bathroom up, and down. Laundry and a reno'd kitchen. The house is in great condition. It is a very short walk from the LRT station. It is very close to the Kensington Safeway.

The home was completely rebuilt inside. The upstairs is "open concept". The new kitchen is bright and spacious. It has a recent fridge/freezer, a recent dishwasher, and an updated built-in range/stove. There is a range hood with a fan and light for cooking. Lots of counter space and ample updated cupboards to store kitchenware, pantry items and more.

The upstairs area opens from the small entry room off the front step. It has a beautiful bay "picture" window (with curtains) looking out to 3rd avenue. The large open area running to the kitchen accommodates a living room for the TV and sofa near the front window, and a dining table closer to the kitchen.

Off the living-dining room to the east is a hallway with the three piece bathroom, a master bedroom and a second bedroom. The master bedroom has a handy window-mounted air conditioner for the summer.

The kitchen is as stated: open to the dining area; with good light and lots of storage. See above for appliances. One burner of the stove does not work, otherwise all works great.

The downstairs has a bedroom, bathroom, family room and some storage spaces.

The downstairs comfy family-TV room has also been used as another bedroom. There is a nice set of curtains for the south end of the downstairs family room. Off the downstairs family room is the large bathroom. The downstairs bathroom has a tub-shower, sink and toilet, and is quite large and well lit.

Downstairs features a laundry area with a nearly-new washer and dryer set. The downstairs also has a good sized storage room.

Outside there is a relaxing wooden deck at the back (north yard). There is a hook-up for a propane barbecue. A metal shed for storage. The back parking pad has ample space for two vehicles or (maybe) three small cars.
